Live The Post Card! is the sales and marketing division for Skyline Realty Advisors, LLC – an urban infill development firm that specializes in building green technology to an extreme.

J.P. Stocco, MBA, is the founder of Live The Post Card! and is one of the principals of Skyline Realty Advisors, LLC (www.skylinerealtyadvisors.com) with Billy Jenks, MBA, LEED AP, A.AIA , a leading architect in net zero energy design (www.williamjencks.com).


J.P. has exceptional experience and knowledge in the urban market, specializing in the residential urban infill development of high-density mixed use communities, that helps enable investors with consulting from project acquisitions & entitlements to sales & marketing.
Having lived in southern California for over 30 years and receiving his undergraduate degree in Finance from the University of Southern California (class of ’85) along with his executive Masters Degree in Business from the University of California, Irvine (class of ’02), J.P.’s understanding of easements, entitlements, construction operations along with sales and marketing has benefited his clients - especially in today’s market.


Currently, J.P. is the Sales Manager for Smart Corner, a new construction project that consists of 301 units. With J.P’s direction, Smart Corner is the #1 selling new construction project in downtown San Diego with over 90 homes sold from November 2009 through September 2010. (www.smartcorner.net).


Additionally, J.P. was the project manager for Metro Lofts, a collection of five (5) distinctive communities with a total of 141 units of low density urban lofts designed by award winning architect Jonathan Segal (www.metroloftssd.com).
J.P’s extensive knowledge of banking lending programs, including VA and FHA programs, enables investors access to the first time home buyers market. This access has translated to above market absorption rates and sales at higher prices per square foot in today’s market.


J.P. has served on City Centre Development Corporation (CCDC) Advisory Counsel as well as the Gaslamp Land and Urban Planning (LUP) Boards. Today, J.P. is a member for the Downtown Residential Marketing Alliance (DRMA) in conjunction with the CCDC (www.ccdc.com) that consist of current members being many of the downtown’s quality builders that continue to promote a mass marketing program to increase awareness of the downtown urban community as a lifestyle choice.


J.P. has stayed focused in one area of real estate – the urban market – and he is finding urban in-fill development to be the most lucrative/productive area. J.P. is adept at conveying to home buyers that the urban life style is a convenient, dynamic place to live, work and play.
